Sandy Creek RV Park Policies

You will be required to acknowledge your acceptance of these policies and Liability Waiver before making your reservation.

Quiet Hours are 9:00 pm until 7:00 am. Please respect your neighbors.

The following rules and terms of service are part of your agreement with Sandy Creek RV Park for the space you have reserved. Please read this document very carefully and understand its content. RV Park management will interpret and enforce these Rules and Regulations in a reasonable manner. The term "RV" refers to a Recreational Vehicle, Fifth Wheel, and/or camper.

Liability Waiver:

Sandy Creek’s owners or employees/managers assume no responsibility or liability for the safety and security of guests, including guest’s children and visitors of guests, and their personal property, including RV and/or Vehicle(s) for accidents, injuries, or loss of property including theft, fire, flood, wind, falling trees/limbs or any act of God that may occur within the resort. Registered guests and all other users of this property are liable for any damage done on or to the property.

Site Fee Payment

Payment is due on the 1st of the month for monthly and full-time extended stay guests. Sandy Creek RV Park welcomes guests who stay at the park on an extended basis. There is a $10 late fee added to your account on the fifth day after the payment is due. Guests must understand if the payment is not paid on the due date, Sandy Creek Park management may shut down water, sewer, and electric immediately and any vehicle/RV/Motor home on the pad may be towed and removed from the property at the owner’s expense. Payment is due on the 1st of the week for weekly guests.

Management must be notified if a late checkout is desired. Management will do its best to accommodate the guest; but it reserves the right to refuse or move the guest to another site.

Maximum Occupancy

No more than two (2) people and one pet may occupy or stay in an RV overnight without prior permission from RV Park Management. Unregistered visitors are not allowed to stay.

Sublet Restriction

RV Spaces cannot be assigned, shared, or sublet to someone else. A landlord/tenant arrangement does not apply. This is a site service agreement and theft of services applies.

Vehicle Limitations

RVs must be in good working condition and are subject to management’s discretion. RV and/or camper exteriors must be in good condition, free from rust and torn spots. Any RV is subject to owner’s approval before short or long-term stays. RVs being towed by a tow truck are not permitted in the park unless the tow truck is registered to the owner of the RV and it’s the mode of movement for the camper. A certificate of insurance for the RV must be available to park management. The certificate of insurance should indicate coverage for the duration of the registered guest’s stay in the park. Tents are not allowed in the park at any time to include at a site, on, or on top of any vehicle.

Sewer Connections

All connections must be watertight and park approved, complying with Texas Health Code. Water pressure regulators are recommended. Guest is responsible for their equipment beyond point of hookup. Waste/sewage, water, or effluent from sinks, toilets or other plumbing fixtures must be deposited in dumping facility (sewer connection) only and may not be deposited directly on any pavement, dirt, or vegetation. No objects that resist water (including, but not limited to, facial tissue, disposable diapers, paper towels, tampons, cotton balls, coffee grounds) may be flushed or otherwise deposited into the system.

Site Maintenance

RV spaces and Park Property need to be kept clean of litter and clutter including cigarette butts. Do not place personal BBQ’s or hot items on tables or benches. No stakes in the ground are allowed at any time due to underground facilities unless approved by park owner. The installation of any accessory equipment and/or structures in their site or on the property is prohibited with-out prior park owner approval. Fencing, barriers, pallets, etc. are not permitted. Accessory equipment structure or appliance not in compliance with the park rules/policy shall be removed from the property by the registered guest within 2 days of written/verbal notice. Patio sales, moving sales, and yard sales are expressly prohibited without prior written approval from park owners/management. Cutting of trees and plants is prohibited. Water conservation is emphasized year around and water waste is not allowed. Dispose of trash daily. Trash is not allowed overnight outside the unit.

Site Noise

Registered patrons as well as any of their guests will ensure site noise does not disturb their neighbor to include surround sound, music, and voices.

Storage

Storage of anything beneath, behind or on the outside of the RV requires Park Owners approval. This includes, but is not limited to, storage of boxes, trunks, wood, pipes, bottles, tools, mops, ladders, paint cans or any item which is unsightly in appearance. No appliances, including but not limited to, window units, water heaters, freezers, refrigerators, washing machines, clothes dryers, may be installed or placed outside of the RV at any time. Park owners/managers reserve the right to ask any patrons to remove stored items from their site to include underneath their RV.

Speed Limit

Observe less than 5 MPH speed limit. Park management reserves the right to enforce speed limits through the utilization of surveillance tapes.

Parking

No parking anywhere in the park, other than the reserved site(s) or the provided overflow parking areas, is allowed except by prior approval by park owners/management. Only one (1) RV or camper per space.

Automobiles

No vehicle repairs, maintenance activities or fluid changes of personal vehicles are permitted. Do not wash vehicles on the promises. Multiple vehicles/motorcycles parked on guest’s site should be approved by owners/management.

Right of Way

No walking, playing or otherwise occupying another patron’s site. No trespassing on property outside the park boundary.

Laundry

Items left in the laundry room unattended may be removed. Sandy Creek RV Park and its management are not responsible for any items left in the laundry room. Washing of pet bedding or other pet materials is not allowed in the laundry machines and is expressly prohibited. Please clean up after you use the facility as a courtesy to your fellow guests. Please do not overload washers and dryers.

Internet

Users agree that use of the Sandy Creek RV Park’s internet is at the user’s sole risk and agree to release, indemnify, and hold harmless the Park owners/management from any damage that may result in the use of the internet access. Furthermore, during use of internet service, the guest acknowledges that he/she is subject to and agrees to abide by all laws and all rules and regulations of Fannin County, state of Texas, and the federal government. Sandy Creek RV Park reserves the right to suspend or terminate registered guest access to the internet if they violate any of these provisions. No representations or warranties, either expressed or implied, are made regarding the operations of the internet service. Sandy Creek RV Park, its owners, and agents shall not be liable for any damages of any kind that may result from the use of this internet service. Viruses, security, and privacy protection is the responsibility of the user. Sandy Creek RV Park assumes no responsibility for any alterations or interference with a laptop, phone, tablet, desktop or other electronic device’s operation or data files resulting from use of the Sandy Creek RV Park’s internet. Sandy Creek RV Park is not responsible for damage, theft, or loss of any kind to a user’s equipment software, data files or personal property that may occur as a result of using the Park’s internet service. Operations of this service are provided as is and there is no warranty made that they will be free from error and interruptions. RV Park Management may shut down the internet system from time to time for repairs and upgrades.

Trash

Trash must be in the tied proper trash/garbage bag and registered patrons and/or their guests are responsible for disposal of the trash into the designated trash dumping bin. Garbage must be wrapped and, with other effuse, must be kept inside the RV until deposited in the designated refuse bins. Placement of paint cans containing paint, landscaping, pruning, or other yard waste into the trash bin is prohibited. Bringing trash from outside the park to dump into the park’s bins is prohibited. Construction debris (material), large items such as mattresses and appliance, electronics to include computers, monitors, printers, televisions, and or radios etc. are not to be disposed of in the bins. Storage of pet waste on-site, around or underneath the RV is expressly prohibited.

Children

All children under the age of 12 should always be accompanied by parent or guardian.

Pets

The types of pets permitted are: a domesticated bird kept inside, cat, dog, or aquatic animal kept within an aquarium. No more than one pet per site (excluding fish in an aquarium) unless prior written approval is received from Park Management. Pets must always be kept on a leash. Should the owner need to go inside the RV or leave the site the pet must be placed inside the RV. There are no pets allowed in the office and laundry room. Please clean up after the pet. If it is determined that the pet is not being cleaned up after, a verbal reminder will be given by management to the owner. Two reminders could result in eviction from the park. All pets must be up to date on vaccines. Leaving pets unattended at the park is prohibited. Pets may not disturb other residents with barking, growling, and/or yipping. Non-house pets are prohibited under any circumstances. Strange and exotic pets are not permitted. Pit bulls, Chow Chows, Rottweilers, Doberman Pinchers, and other aggressive breeds are at manager’s discretion on a case-by-case basis. The park is not liable or responsible for pets.

Fire and Smoking

No smoking is permitted inside the park facilities. Open fires only in the designated areas.

Marijuana

Use or possession of marijuana (medical or recreational) is strictly prohibited on Sandy Creek RV Park property. Any violators will be asked to the leave the park immediately. This including growing or storing marijuana in, on or under their RV or other vehicle.

Conduct

Actions by any person (as determined by Park Management) of any nature which may be dangerous or may create a health and safety problem or disturb others are not permitted. This includes, but is not limited to, any unusual, disturbing, or excessive noise, intoxication, quarreling, threatening, fighting, immoral or illegal conduct, profanity, or rude boisterous, objectionable, or abusive language or conduct. Persons under the influence of alcohol or any other substance shall not be permitted in any area of the park which is generally open to all tenants, occupants, and their guests. The property and registered patron’s recreational vehicle shall be used only for private residential purposes, and no business or commercial activity of any nature shall be conducted thereon.

Video Surveillance

Sandy Creek RV Park may have 24 hour video surveillance. Sandy Creek RV Park owners/managers do not guarantee the video surveillance system will capture everything that occurs in the park.

Firearms/Fireworks and Dangerous Materials

Prior approval from park owner on a case-by-case basis is required for shooting or discharge of firearms, weapons, and/or explosives. Storage and utilization of fireworks in the park is not allowed. Anything which creates a threat to health and safety shall not be permitted on the premises. No flammable, combustible, or explosive liquid, material chemical or substance (except those customarily used for normal household purposes which shall be properly stored within the RV), may be stored on the property and then only in quantities reasonably necessary for normal household purposes.

Electricity

Electricity charges for RV spaces are sub-metered in accordance with Texas PUC, Chapter 25.142.

Solicitation

Throw away newspapers, distribution of handbills, notices, or advertisements, and door to door selling or solicitation are not permitted without park management consent. All salespeople must make individual appointments with the registered patron concerned or interested.

Refusal of Service

Sandy Creek RV Park and its management reserve the right to refuse service to anyone and to ask anyone to leave the premises. Furthermore, Sandy Creek RV Park Management reserves the right to refuse services to current and returning guests that have violated the rules and regulations and/or have vacated the park without paying all fees. These rules may be amended by management without prior notice to residents or guests.
